Your Roofing Estimate Explained

At Kairos Roofing, we know that choosing a roofing company is a big decision. You want a company that is not only capable of tackling your project with ease, but a roofing expert who will make honest and fair recommendations. We want to build long term relationships with our customers, through quality craftsmanship and trust; and trust starts with you understanding what you are paying for. As such we are breaking down what you should look for in a roofing estimate.

Scope of Work:

At Kairos Roofing we outline the entire scope of your roofing project so that you understand what we will be working on and when, and are able to hold us accountable for that work. We highly recommend that you receive a scope of work from your roofing contractor.

Roof Plan/Square Foot Analysis

A sign of a prepared and experienced roofer is that you are presented with a roof plan, so that you understand the landscape of your roof and how much work will be completed. During our initial evaluation Kairos Roofing will always prepare a roof plan for you to review.

Additional Services:

During a roofing project many homeowners choose to add on additional work, such as hurricane strap installation, roof insulation and rain gutter repair or replacement. At Kairos Roofing our estimates include an itemized section for each additional project so you understand the cost of each. We recommend you always ask for an estimate that itemizes each service you will be receiving.

Lumber Prices

The amount of roof decking that needs to be replaced depends on the amount of damage or deteriorated wood beneath your current roof material. Since there is no way of knowing how much needs to be repaired before the tear off process, most roofers will include a decking allowance.

Debris and Trash Removal:

Construction is messy and a roof tear off will create a significant amount of debris and trash. Kairos Roofing estimates include the cost of trash removal and dumpster rental. We recommend you clarify that A). Your roofer will remove all trash and debris. B). The cost of this removal is included in your estimate.

Permits:

Who pays for the permits required to complete your roofing project? Many roofing companies will manage the permits but the estimate may not include the cost of the permits. All Kairos Roofing estimates include the cost of the permits. We recommend you clarify exactly who is paying for the permits and if this cost is figured into your estimate.

Taxes:

We can’t forget about the government’s cut. Make sure this is included in your estimate so you are not surprised by them at the end. All applicable taxes and fees are included in Kairos estimates.

Warranty:

Another important factor to consider when selecting a roofer is the details and length of the Workmanship Warranty. Most cities in South Florida require a 1 year warranty, but Kairos Roofing goes above and beyond to warranty our work for a period up to five (5) years from the completion of work. We highly recommend you review your roofers warranty information prior to selecting a contractor.

Exclusions:

Many estimates have a section that explains what is NOT included within the scope of work or cost estimate. Make sure you review this section so you fully understand what work will and will not be completed. Kairos Roofing will always provide an itemized list of exclusions.
